It is critically important that you understand the following limitations:

  • We are NOT solicitors or a law firm – We do not provide legal advice, legal opinions, or legal services of any kind
  • We are NOT letting agents – We do not manage properties, find tenants, or provide property management services

No Legal, Financial, or Professional Advice

Nothing on this platform constitutes legal, financial, or professional advice. All information, tools, calculators, and content are provided for general informational purposes only.

UK tenancy law is complex and subject to frequent changes through new legislation, case law, and regulatory guidance. Individual circumstances vary significantly, and what applies in one situation may not apply in another.

You must always consult qualified professionals before making legal, financial, or regulatory decisions. This includes, but is not limited to:

  • Serving legal notices (Section 8, Section 21, etc.)
  • Initiating eviction proceedings
  • Interpreting tenancy agreements
  • Determining compliance with licensing requirements
  • Responding to tenant disputes
  • Making financial or investment decisions

Understanding Status Indicators

Our platform displays status indicators such as Current, Expiring Soon, and Expired.

These indicators refer only to the dates of documents you have uploaded, not to your legal compliance status.

⚠️ Important: A "Current" status does NOT mean you are legally compliant. It only means the document you uploaded has not yet reached its stated expiry date. Legal compliance depends on many factors beyond document dates, including document validity, specific legal requirements, local authority rules, and individual circumstances.

Your Responsibility

You are solely and entirely responsible for:

  • Ensuring compliance with all applicable laws and regulations
  • Verifying the accuracy of all information you enter into the platform
  • Obtaining appropriate professional advice before taking legal action
  • Understanding your legal obligations as a landlord or property manager
  • Keeping your documents current and valid
  • Responding appropriately to reminders and notifications
  • All decisions and actions you take based on information from this platform

TenantBrain and its operators accept no liability for any losses, damages, costs, or consequences arising from your use of this platform or reliance on any information provided.

  • Not regulated by the Financial Conduct Authority (FCA) – We do not provide financial services
  • Not a licensed letting agent – We do not manage properties or find tenants
  • Registered as a data controller with the ICO – We comply with UK GDPR requirements

Our service is designed to remain outside the scope of professional services regulation by providing only information management tools, not advice or professional services.
